Buying Costs

The buying costs for each house vary and are dependent on the price, terms of sale, and conditions of encumbrances that will be charged against the property. The costs may include:

  • Home inspection fee
  • Lawyer or notary fees and disbursements plus taxes
  • Title search
  • Investigating title
  • Drafting documents
  • Property title registration fee at Land Title
  • Lawyer or notary disbursements
  • Mortgage costs
  • Application fee
  • Appraisal fee
  • Mortgage company lawyer or notary (if applicable)
  • Mortgage Registration fee at Land Title
  • Mortgage Insurance fee (If you have a high ratio mortgage)
  • Property Transfer tax (PTT) – There may be some rebates if you are a first time buyer
  • Harmonized Sales Tax (HST) – if you are buying a brand new house
  • Condo insurance premiums
  • Title insurance fee
In addition to the above costs you may also have some adjustments, such as:
  • Adjustment for property taxes
  • Adjustment for maintenance fees
  • Adjustment for utility costs
